AIMIRT General Information

AIM Industrial Growth Freehold and Leasehold Real Estate Investment Trust or AIMIRT is governed by the Trust for Transactions in Capital Market Act B.E. 2550 (2007) and relevant notifications issued by Securities and Exchange Commission, Thailand (SEC). AIMIRT was established on 22 December 2017 and listed on the Stock Exchange of Thailand (SET) on 9 January 2018.

AIMIRT will primarily invest in freehold and leasehold right of properties, including warehouse buildings, distribution centers, cold storage buildings, factories, chemical tanks, and other types of assets which provide benefit to AIMIRT.

For the initial asset investment, AIMIRT invested in the ownership of land, cold storage buildings, warehouse building and movable assets attached to cold storage in Pacific Cold Storage Project ("PCS"), JWD Pacific Project ("JPAC"), and Datasafe Project ("DTS") as well as in the ownership of land and warehouse buildings in TIP 7 Project. AIM REIT Management Company Limited, as the REIT Manager, leases back the properties including PCS, JPAC, and DTS to the companies in the group of JWD InfoLogistics Public Company Limited ("JWD") to operate its business as a service provider. In addition, the REIT Manager leases out the properties in TIP 7 Project to tenants. In this regard, the REIT Manager appoints an affiliated company of TIP Holding Company Limited to be the Property Manager.

For the first additional assets investment consists of 1. JWD Pacific Project (Expansion Area), invested in cold storage buildings in the group of JWD, 2.TIP 8 Project, invested in warehouse buildings which are owned by TIP Holding Company Limited, 3. SCC Project, invested in liquid chemical storage tanks and warehouse buildings which are owned by Siam Chemical Public Company Limited, 4. Bangkadi Industrial Park Project ("BIP"), invested in warehouse building which is owned by Bangkadi Industrial Park.

In 2020, AIMIRT invested in the additional investment assets in freehold right of factory of Chewathai Amata City Project ("CHEWA"), owned by Chewathai Public Company Limited. Later in April 2021, AIMIRT successfully invested in leasehold right of warehouse building in JWD Navanakorn Project, owned by the group of JWD.

In 2021, AIMIRT continued the investment success in three new projects which are 1. Freehold right of warehouse building in TIP 5 Project and TIP 8 Project, owned by TIP Holding Company Limited 2. Leasehold right of warehouse building in Thai Taffeta Project, owned by Thai Taffeta Company Limited and 3. Freehold right of warehouse building in MS Warehouse Project, owned by 2 Tiger Prop Company Limited.

In May 2022, AIMIRT invested in freehold right of factory for Living and Facilities Project (“LF”), owned by Living and Facilities Co., Ltd. In addition, Pinthong Industrial Park Public Company Limited was appointed to be the property manager for this invested asset. Recently in December 2022, AIMIRT invested in long-term leasehold right of factory for Precious Wood Industry Project (“PCW”), owned by Precious Wood Industry Co., Ltd. Then, REIT Manager designated Team B Management Co., Ltd. to be the property manager.
